What's left to buy, priced at the original estimate (10x12_Gable_Shed_Material_Estimate_CEDAR.md) unless there was strong evidence it's wrong. Update as real purchases replace these lines.

Assumptions and changes from the estimate:

• Prices are the estimate's own. The only scope change carried in is two gable vents instead of one, at the estimate's $45 each.
• Wall felt stays at $60, though current retail prices ($40–47 a roll) suggest about $85–95. Not changed: a small amount, and you'll buy it locally.
• Cedar shingles stay at $525 (3.5 sq). The one online quote (Twin Creeks, ~$1,300 for 18") is a single shipped price, not strong evidence; replace with the local quotes when they come in.
• Window and door sash are kept at $130 each set. If the salvaged sash are already paid for, those come off.
• Gable liners (inside the gables) are not included; not decided.
• The estimate left out delivery fees; the project has paid $654.99 so far. One more $79 delivery is assumed.
• Why the projected total is above the ~$6,512 estimate: the estimate excluded tools ($1,139.73 so far), delivery fees, and the gravel/edging/conduit site work; the roof also changed to a full plywood deck with ProArmor and the cedar trim cost more than estimated.

Why the projected total is over the estimate

Estimate: $6,512 (section subtotals $5,743 + 5% overage $287 + 8% tax $482). Projection: $9,881.26 (spent to date, less pending returns, plus the forecast). Overrun: +$3,369.26 (+51.7%). Section figures below are pre-tax; spent amounts come from mapping every ledger line to an estimate section (_tools/ledger_by_section.csv), and pending returns are taken off the sections they came from.

The estimate priced only the shed's materials. These were never in it:

Design changes — +$306.26

Underestimated sections — +$309.36

• Cedar trim: the fascia and shadow boards alone cost $574.96 against $406 estimated, 41.6% under. The estimate assumed 2x8x8 boards at $40; the order needed 2x8x12 at $70.98 for one-piece runs. The cedar 1x2s ($24.24) weren't in the estimate.
• Hardware: stainless trim screws, the Simpson connector set and their SD9112 screws cost more than the generic hardware lines. Some of this follows from the roof redesign.
• Wall sheathing: 13 sheets bought against 12 estimated.

Under budget — −$141.85

Not yet tested: cedar shingles, doors, ramp, finishes and the interior liner are all forecast at the estimate's own prices, so they show no variance yet.

Bottom line: about four-fifths of the overrun is spending the estimate never covered (tools, site work, delivery). Genuine estimating misses add up to about $309 (9%), almost all in the cedar trim; the roof redesign added about $261 net.

Against estimate: Order 2A was budgeted at $468 of materials; actual $325.19, −$142.81. The estimate's unit prices were conservative — 2x4x8 PT came in at $4.58 against $7 assumed, 4x4x8 at $10.58 against $16.

⚠ Check the four top plates on arrival. Bearing plates are 144" from 12' boards and gable plates 120" from 10' boards — every one is cut to the full length of its board, with zero trim allowance. A split, forklift-bruised or out-of-square end means a short plate and no recovery. Inspect both ends of all four before the truck leaves.

4x4 posts and plates are Ground Contact (an upgrade — they sit on the deck, not in soil); 2x4 wall stock is Above Ground, which is correct for infill. Phase 3 needs no new fasteners: 3"×.120 HDG collated and loose 16d HDG smooth are both on hand — but count them before Aug 17, and remember the ~75 16d figure covers half-laps and blind-nailing only, not the temporary bracing.
